There's a reason most construction websites only show finished homes. The glossy final photograph hides everything that mattered — the problem-solving, the craftsmanship, the hundreds of decisions made on site that separate a good build from an exceptional one.
We do it differently. This page follows our live Cornwall projects as they happen — from groundwork to weather-tight to handover. You'll see the timber frame going up, the airtightness detailing being taped, the coastal cladding being fixed. The work most builders hide is the work we're proudest of.
If you're considering a project of your own, this is the most honest way to understand how we build — and what working with us actually looks like.
Why we show our work in progress
Choosing a builder for a bespoke home is an act of trust. You're committing a significant sum — and well over a year of your life — to a relationship, often on the strength of a few finished photographs and a single conversation.
Finished photos tell you a builder can produce a good final result. They tell you nothing about how they got there. Whether the programme held. Whether communication was clear when something went wrong. Whether the airtightness layer was detailed properly behind that beautiful plastered wall, or whether corners were quietly cut where no one would ever see.
Work in progress is the honest version.
It shows the standard of the structure before it's hidden. The quality of the junctions before they're covered. The care taken at exactly the stages where it's easiest to cut corners — because no client is standing there watching, and no photographer will ever capture it.
For a serious prospective client, or an architect assessing a potential build partner, that transparency is worth more than any finished gallery.

What you'll see on a live project update
Every project on this page is followed through the key stages of its build. Each update covers four things:
The stage and milestone. Where the project sits in its programme — from groundworks through superstructure, weather-tight, first fix, second fix, to practical completion. So you can follow the real sequence of a Cornish build, not a curated highlight reel.
What's happening and why. The actual work taking place, explained in plain terms. Not just "first fix complete" but what that involved, what decisions were made, and why they matter to the finished home.
The detail that gets hidden. Airtightness membranes. Insulation continuity. Structural connections. Services routing. The pre-concealment quality that determines how a home performs for its entire life — and that most clients never get to see on any other builder's site.
The Cornwall-specific challenges. Coastal exposure. Unpredictable ground conditions. Weather windows. AONB planning constraints. Long-lead material coordination. How we're handling the things that make building in Cornwall genuinely different from building elsewhere.

Three Mile Beach Beach Shacks — Gwithian Towans, Cornwall Stage: Complete — handed over ahead of summer season Started: 2024 · Type: Passive House-inspired coastal new build / turnkey delivery
Four luxury beach shacks, a General Store, and an Office extension delivered at one of Cornwall's most recognised coastal destinations. Built to Passive House principles on a live resort site — timber frame stick-built for precision on a challenging dune landscape, cedar shingle cladding, Millboard composite decking, and sunken hot tubs coordinated as part of a full turnkey package. Tight access, difficult weather, and an operational resort surrounding the site throughout. Delivered on programme, ahead of the summer season opening.
Latest milestone: Practical completion reached. Landscaping — long grasses, sandy resin paths, tropical planting — now maturing around the completed structures.
Follow the progress
These projects update as they move forward. The best way to understand how Warvena build is to watch a home come together over the coming months — and the best way to start your own is a straightforward conversation about what you're planning.
If something you see here resonates — the standard, the approach, the way we work — we'd be glad to talk through your project. As TrustMark registered, Passivhaus-listed builders based in Redruth, we work across Cornwall with private clients, architects and developers who care about getting the details right.
Frequently asked questions
Can I visit a live Warvena project site?
Site visits are arranged on a case-by-case basis, with the agreement of the current client and subject to site safety requirements. For serious prospective clients — particularly those planning a similar project — a supervised visit to a live site can be one of the most valuable things you do before appointing a builder. It's the clearest possible picture of how we work. Contact us to discuss.
How often are live projects updated?
We update live project entries as builds reach significant milestones — typically every few weeks, more often during fast-moving phases like superstructure and weather-tight. Construction moves in stages rather than daily increments, so updates follow the genuine rhythm of the build rather than a fixed schedule.
Why do you show work in progress when most builders only show finished homes?
Because the work in progress is where quality is actually decided. Finished photos show the result; work in progress shows the standard of everything that gets hidden — structural connections, airtightness detailing, insulation continuity. For a client choosing a builder for a bespoke home, that transparency is far more useful than a polished final gallery. It's how we demonstrate the standard we build to, not just claim it.
Can I follow a project similar to the one I'm planning?
Very likely. We aim to keep a range of live projects on this page — new builds, coastal projects, Passive House builds and renovations — so prospective clients can follow something close to their own plans. If you'd like to follow a specific type of build, get in touch and we'll point you to the most relevant current project.
Do these projects show real timescales and challenges?
Yes. The value of a live project page is its honesty — we show the genuine programme, the real stages, and the Cornwall-specific challenges we work through, from coastal weather windows to ground conditions to long-lead material coordination. It's the unedited version of how a bespoke Cornish home actually comes together.
